Will I have to disclose a large (25KW+) noisy neighbor Generator when I sell?

My neighbor installed a permanent large (25KW+) noisy Generator 20 feet from my master bedroom. There are no regulations in Coppell (City) nor in my HOA for such a install location. Will I have to disclose a large (25KW+) noisy neighbor Generator when I sell? How much will the generator reduce the value of my home ? How will I overcome the generator as a blocker? Can you be a mediator to discussions with my neighbor ?

Typically those whole house generators come on when you lose electric utility power. How often does this happen in your area? Also these units do a test start once a month to make sure they are working correctly.

If this rarely comes on it’s something you have to put up with once in a while. I’m not a real estate expert so someone else gets to comment on the ethics of disclosing this to a buyer. It’s a shame he didn’t discuss this with you before he had it installed. Maybe he could have put it on the other side of the house.

Here is Texas this whole house Generac had come on twice this year. Note, Texas had an outage in Feb 21 that lasted a week which has folks ‘spooked’ and rightly so.

Regarding location, please see the alternative location which is on the garage side of all homes vs next to my master bedroom. The City of Coppell has held an ‘private’ meeting on the topic of permanent large (20+ KW) generators and has not taken a position. Yet, the 73+ DB noise level in my master bedroom from the Generac Generator is unhealthy, see image.

However, IMHO there are no bad generators only bad generator owners/installers.
So we have asked for signatures via change.org see Petition · Support 'Neighbor friendly' locations of home generators. - Coppell, United States · Change.org to encourage installations away from living areas, eg near a garage.

You are worrying needlessly. New generators are pretty quiet. It’s likely installed right outside a bedroom of your neighbor. How do you know it’s noisy? Are you speculating? It’s only going to run during a power outage. I’d let this one go.

That’s probably not the case.

The likely scenario when power fails in Coppel, TX is due to weather extremes. If it’s hot, which is normally the case, bedroom windows will be open if there is no power.
